I really enjoy the process of assisting Buyers to find a new property/home/investment. It’s very important for me to take the time to get to know who you are. What are your interests? Do you like to entertain? Do you have pets or a large extended family? Do you like privacy or the convenience of living walking distance to town? etc. Then we can narrow down our search and find you the right property.

Before we begin looking at properties there are a few things, you as the buyer, can do to prepare.

PCS – Preferred Client Service

We can set you up on a system that uses your parameters of what you are looking for  in specific areas and then send you emails as new properties come on the market. Once you are set up you will be notified as soon as listings become available, not like when searching through where there can be up to a 2 day delay before the listing is able to be viewed  by the public. You can organize your listings into favourites to help you keep track. Then you are ready to view!

Figure out how much you can afford

I always suggest getting pre-approved with a bank or mortgage broker first. Then we can look at properties you know you will be able to buy. As well, there are closing costs and the link below outlines those along with other useful information for buying a home in British Columbia.

Consider all expenses

Purchasing a property is one of the largest transactions you will ever enter into and there are lots of expenses you might not even know about, including;

Down payment, legal fees, title insurance, inspections (including but not limited to home, septic, well and water, WETT ) and property transfer taxes.

And the monthly costs – mortgage, utilities, insurance and property taxes

You’ve found a home? Congratulations! Now, if you actually want to make it yours, you have to make a successful offer, one that the seller will accept and it is my job to help you every step of the way.

Purchase Price

The most important number. We will base it on comparable sold properties in the same neighbourhood, days on the market, demand in the market and a few other factors depending on the nature of the property and the parties to the potential transaction.


A cheque you write to the seller or the seller’s broker. This is your way of saying ‘my offer is serious’. The size of the deposit is up to you.

Chattels included and fixtures

Be sure you know what is included with the house—the washer and dryer, the microwave, draperies, light fixtures. Don’t leave anything to ‘chance’.

Irrevocability of the offer

The length of time you give the seller to consider your offer. Usually less than 48 hours.

Completion and Adjustment date

The glorious day you become the legal owner. Possession is usually the day after

Subject Clauses

Every transaction is unique, and you may want to add conditions that are important to you, such as a proper home inspection. I will help ensure that no details are overlooked in your offer.

We would be more than happy to come to your home and provide you with a CMA – Comparative Market Analysis Report to effectively price your property and discuss a marketing strategy.

How do we sell your home?

We aim to market the home/property using both traditional means such as MLS, print ads and open houses as well as more contemporary  avenues like our web site,Twitter, Facebook, You Tube and posting listings on Craig’s List and Kijiji.

When choosing to list with us you are also choosing the RE/MAX team. In the Comox Valley RE/MAX holds 52% of the market share. We have meetings once a week where we discuss upcoming listings, let other realtor’s know what our buyers are looking for etc. Then we all go and view all of the new RE/MAX listings that week and contribute feedback on the price.

More than just MLS

RE/MAX listings also appear on more than just MLS. They appear on, the RE/MAX web site, our local RE/MAX Ocean Pacific Realty site, Craigslist, Kijiji as well as other ancillary sites.
